What is RERA?
The Real Estate (Regulation and Development) Act, 2016 created a regulator in every state to protect home buyers and bring transparency to the sector. Most residential projects above a certain size must be registered before they are advertised or sold.
What to check
- The project's RERA registration number and validity
- The promised possession date and any extensions
- The sanctioned plan, carpet area and unit specifications
- Quarterly progress updates filed by the developer
- Complaints or orders against the developer or project
Your rights as a buyer
RERA requires developers to keep most buyer payments in a dedicated project account, to disclose project details publicly, and to compensate buyers for certain delays and defects.
Always search the number on the official state RERA website instead of relying only on a brochure.
