1. Fix your budget
Work backwards from what you can comfortably pay every month. A common rule of thumb is that all EMIs together should stay under about 40-50% of your take-home income. Remember to keep money aside for stamp duty, registration, brokerage, interiors and a few months of emergency funds.
2. Check your loan eligibility
Use our EMI and eligibility calculators to see how much you may be able to borrow, then get a pre-approval from a bank or housing finance company.
3. Shortlist locations
Compare commute time, schools, hospitals, water supply and future infrastructure. Visit at different times of the day.
4. Verify the project
- RERA registration number on your state RERA website
- Clear title and encumbrance certificate
- Approved plan and commencement / occupancy certificates
- Builder track record and past project delivery
5. Read the agreement carefully
Check carpet area vs super built-up area, payment schedule, possession date, penalty clauses and maintenance charges before signing the agreement to sell.
6. Registration and possession
Pay stamp duty, register the sale deed, do a final walkthrough and collect all documents and keys.
